5 Effective Winter Roofing Maintenance Tips


One of the greatest challenges in owning a building is keeping up with routine maintenance.  Whether it’s having your fire suppression system inspected or changing the air filters on your HVAC unit(s), maintenance is ongoing.  Preventative maintenance is key to your building’s upkeep and longevity. Winter is here and this might be the most important time of year for routine maintenance.  Here are 5 tips to prevent roof leaks and damage from occurring this winter.

  1. Check your drainage system prior to snowfall.

    Remove debris from your downspouts. Having clear roof drains will allow moving water to stay off your roof, which will reduce the possibility of damage occurring from the harsh winter conditions.

  2. Inspect your roof. 

    Check the seals for any cracking. Check your roof for any damaged or loose roofing materials.  Have these repaired immediately by a professional to avoid leaking roofs, which can create mold, mildew and water damage.

  3. Service your HVAC roof top units. 

    Having your roof top unit serviced annually may prevent it from breaking down during the cold-chilly days of winter. Check the seals of your rooftop unit, to prevent leaks.

  4. Check for ice dams.

    Have you noticed icicles hanging from your gutters?  This is usually a sign of ice dams.  Ice dams can cause serious damage to your downspouts.  Remove ice dams right away to avoid future costly repairs.

  5. Remove excess snow. 

    Experts say that more than a foot of packed snow can cause damage to your roof and increase the risk of it collapsing.  Contact a professional to remove excessive amounts of snow from your roof.
