Bluewater Development LLC owned a seventy-year-old building on a two-acre site in Dexter that was showing its age. Working closely with Bluewater Development, A.R. Brouwer Company prepared a feasibility study to demolish a portion of the existing building, renovate the remaining 9,000 SF and construct an additional 13,000 SF of Class A office space on the site. As part of this study, it was determined that the property had to be rezoned.
A.R. Brouwer professionals prepared the drawings and paperwork required by the Village of Dexter to change the zoning and obtain site plan approval. We also assisted Bluewater Development in securing construction financing.
One of the on-going challenges of this project was to maintain job site and building access for the existing tenants who remained open for business during construction. We successfully achieved a safe, accessible environment for the existing tenants.
The Bluewater Center has been home to A.R. Brouwer Company offices since 2003.
